Gap seals for gates – no more cold, drafts and pests
For garage, sectional, roller and industrial doors: magnetically retrofittable, trimmable, robust. Immediately noticeably tighter.
Why seal? (Energy, comfort, hygiene)
The gap at the bottom of the door is the biggest leak. Cold, dust, moisture – and often mice – enter the building through this opening. A suitable gap seal closes the gap immediately: less draft, better air quality, more stable temperatures.
- Energy saving: noticeably warmer in winter, less condensation.
- Protection: less dust, splashing water & pests.
- Retrofittable: magnetic – no drilling required, can be shortened on site.
Sectional doors: Solutions & Products
For sectional and industrial doors, we offer robust complete kits with rodent protection and stainless steel mesh, as well as accessories for the side areas.
DoorMag 400 mm – Complete Set
9.2 m set length, wide profile, including rodent protection and stainless steel mesh. For harsh operating conditions.
DoorMag 450 mm – Complete Set
Greater width means more reserves for uneven surfaces. Ideal for windy conditions and frequent forklift traffic.
DoorMag 480 mm – Complete Set
Maximum coverage and protective field – when the ground is truly “working” or has a slope.
Accessories for the pages
Side protective plates increase the service life and prevent rodent attacks at the edges.
Roller doors & high-speed doors: Solutions & products
Roller doors require flexible profiles with a large contact area. Our magnetic SAMTR profiles and ROLLMAG kits are designed for this – from individual profiles to complete sets.
ROLLMAG‑Kit 290 mm – Complete
Complete sealing (9.2 m) including rodent protection – pre-configured for industrial doors.
ROLLMAG‑Kit 360 mm – Complete
9.2 m set, large-area seal with rodent protection – heavy-duty.
Adapter band SMB 100
For non-magnetic surfaces – creates the basis for magnetic profiles.
Protective plates – Set of 2
Side protection against damage and rodents – wherever goods and vehicles are in contact.
How to choose correctly: Measurement & selection matrix
Measurement (3 steps)
- Length: measure clear width → 1–9.2 m selectable (kits are complete).
- Gap & floor: check the largest gap and unevenness (more width = more reserve).
- Substrate: Steel → directly magnetic; non-magnetic → adapter strip SMB 100.
Selection matrix
| Goal type | Typical situation | Recommendation |
|---|---|---|
| Sectional door (hall) | Normal flatness, standard gap | DoorMag 400 |
| Sectional door (facing the wind) | More pull, uneven ground | DoorMag 450 |
| Sectional door (sloping/old building) | More uneven | DoorMag 480 |
| Roller door/belt stand | Small to medium column | SAMTR 29 or ROLLMAG 290 |
| Roller door (uneven floor) | Large footprint required | SAMTR 36 or ROLLMAG 360 |
| Non-magnetic substrate | Wood/Aluminum/Plastic | Adapter band SMB 100 |
Note: Seals are not approved for fire doors.
Assembly in 10 minutes (magnetic)
- Clean the surface (dry, grease-free). Apply adapter tape if necessary.
- Cut the profile to length, deburr the edges, and position it in the center.
- Press evenly, test run, check for leaks.
Tip: Use side protection plates if carts/forklifts are walking along the gate.
Practical examples
terraced house garage
The bottom edge was drafty, the floor uneven. Sealed with SAMTR 29 – the garage is noticeably warmer.
Workshop (north-facing)
Strong wind & dust. DoorMag 450 + protective plates → quiet gate, clean floor.
Logistics hall
Old building with a slope. DoorMag 480 + SMB 100 on a non-magnetic section – watertight despite floor work.
FAQ
How large can the gap be?
Depending on the profile, it can cover up to approximately 4–55 mm on the bottom side. For extremely uneven surfaces, choose wider kits.
Does this work on wood/aluminum?
Yes – with adapter strip SMB 100 as a magnetic base.
Help against mice and insects?
Yes. Complete kits and protective plates offer rodent protection and a stable finish.
Do I need to drill?
No. Magnetic mounting – easily retrofittable, removable at any time.
